For much of 2014, members of the Committee worked on electrical repair and replacement issues related to the Sunrise entrance and North and South pool areas. The Spring Newsletter shared with you what a major effort the Sunrise Otoño project entailed. The North pool electrical conduits proved to be another big challenge. We hired an electrical contractor to map the whole area, trace each of 13 separate conduits related to the pool and clubhouse, then sketched where conduits run under Kooldeck and concrete. Over several months of meetings and discussions the electrical plan was completed for future planning.

The initial “temporary fix” was completed on October 14, 2014. Repairs began near the main electrical box on the east side of the clubhouse. The electricians vacuumed out exposed conduits, clamped a shielding around the old conduits entering the ground, then cemented over the area to protect the wiring from water or further deterioration. We are optimistic that this patch would hold us for several years. With the electrical plan, we can do the “permanent fix” in sections over time. Employing the written drawing and electrical plan, we requested a labor, time, and material estimate resulting in somewhere between $20-$25,000 for the complete job.

In addition, the north pool spa heater scheduled for replacement in the 2015 budget began to falter with poor recycle time and inability to sustain consistently the spa water temperature. The old heater was removed, the spa closed, a new commercial grade heater ordered, and the site prepared for installation. Our pool contractor, Keith Pierce (Owner-Discount Pools) stepped in to coordinate the installation process. Within 48 hours and $2,610 we all were enjoying a new spa heater in full service. Keith, Bob Vaughan, and yours truly worked to keep all repairs moving “just swimmingly”.

Finally, the Board has been working a bewildering and confusing problem with the South pool lighting with a less than helpful Pima County inspector. Recently, we involved our attorney to move the process along. Stay tuned. As you can tell from this overall report the issues related to replacement of 25-year-old structures remain challenging but doable with coordinated and persistent efforts by the capable team of this Maintenance Committee.
