- Some repair work is being done at the tennis courts. A hook was repaired at the south tennis court and a high spot will be corrected in near future at north tennis court and a new net installed.
- Sidewalk repair has begun. The Board adopted a policy of not charging homeowners for sidewalk repair under most circumstances and rescinded last month’s motion to have homeowners pay 1/2 of sidewalk repair if it was caused by tree roots from homeowner property.
- Road report won’t be available until late June or early July. The consultant fee will be handled as Capital expense.
- Potholes near Paseo Otoño and Via Sempreverde will be repaired and should last until major road work can begin. Vendor has been selected but work has not yet been scheduled.
- An updated alcohol policy was approved and will be posted shortly. Once policy is posted, homeowners will be allowed to bring alcohol to Clubhouse. Note glass containers are still prohibited in pool, spa, and tennis courts!
- The use of other licensed and insured landscapers (besides HOA landscaper) will be allowed to trim tree for views behind homeowner back wall. However, the same process must still be followed–homeowner, landscaper, landscape committee meet to agree and approve of what will be trimmed. Landscapers who wish to be allowed to trim trees on HOA property must provide certificate of insurance and sign off on HOA landscape rules for tree trimming. Process and forms on web will be updated to reflect changes.
- As reported by our treasurer, Larry Spencer, operating expenses are currently running under budget. This was particularly good news since the move to a new automated bill pay system has expenses being recognized on the invoice date rather than on the date paid, thus advancing some expenses one month.
- A number of financial policy resolutions were approved. These were largely around maintaining clear separation of Operating and Capital Reserve Funds, approval for HOA President and Treasurer to jointly open new accounts in order to have enough accounts to stay below FDIC insurance limits, etc. (See attachments to agenda for full list of Financial Policy Resolutions.)
- The Board approved contributing $24K from Operating Fund to Capital Reserve Fund.
