- There has been an increase of full dog dropping bags left on sidewalks and driveways. This is never acceptable! Please dispose of your dog droppings properly.
- We continue to see Renewal By Anderson Windows soliciting. Solicitation by any vendor is not allowed and constitutes trespass. Signs to this effect are posted at all entrances. If you are approached, please tell them they are not allowed to solicit, report via 911, and notify a Board member. We are investigating having our lawyer send a cease and desist letter.
- 3 additional social events have been scheduled. Mark your calendars for Dec 6 5-7 p.m., Jan 14th 10-12 a.m., Feb 7 5-7 p.m.
- A recent check showed that 90% of the neighborhood has been keeping their post lamps light. Thank you! Lets try for 100%.
- Thanks to Pam Negri, the homeowner directory is due to go online by end of month. So far we have over 50% participation. If you want to opt in or out and have not yet done so, follow the directions in the Homeowner Directory article.
- Landscape chair Kathy Mitton reported that some homeowners have tried to poison packrats. Please do not use poison in your yards to kill packrats. This will actually draw more packrats because the poison is considered “food” to them. A poisoned packrat can be consumed by other important wildlife and that wildlife can be harmed. Instead of poison contact a packrat removal service. Most will give free estimates. A reputable service will not use poison but instead will trap and remove.
- Joe Steiner and Larry Spencer have been investigating mechanisms to leave the pool area without requiring a key. Pool gates locking mechanism will be changed in the near future to enable leaving the pool without a key.
- Also investigated was locking of bathrooms. In the coming months, South Pool bathrooms will have locks changed such that it will not require a key to enter and, much like an airline bathroom, will lock from the inside and show an occupied/unoccupied notice.
- Steve Struck reported on Road progress. The Road committee gained approval to crack seal in December, pave Paseo Otoño and northern Sempreverde in May and seal coat all roads in June. A vendor has been selected for crack seal work
- Nominating Committee is still seeking interested candidates for open board and committee positions. Only one person has been identified so far.
- At the last SAC meeting of all Fairfield HOAs an arborist reported on the importance of maintaining trees. Among other things he highlighted the value of trees to an HOA with respect to increased/improved property values. He also noted that topping trees is always a bad idea.
- A recent inventory of our trees was assessed and valued by Bartlett’s. The HOA has over $430K worth of trees. We now have a better picture of the state of our trees and will continue to do more extensive tree maintenance over the next few years.
- Treasurer Larry Spencer reported expenses for month of October was 35% over budget. However this is a month view only and we are still on track to be on or under budget for the year. Because our monthly budget is simply annual budget / 12, when expenses don’t come in evenly over 12 months an overage (or underage) occurs. Overage for month was driven by tree trim, packrat, and backflow valve expenses all hitting in October.
- Operational Budget for 2017 was approved. The budget will be approximately $277K.
- Treasurer Larry Spencer was approved to move $130K from our operating to our capital reserve fund.
- Expect your invoice for 6 month dues to arrive early December. Dues are due in January.
