Walkers may have noticed some yellow paint on sidewalks.  We’ve marked the sidewalks where there is a significant elevation difference between the sidewalk and curb or another sidewalk slab.  Please watch your step!  Our sidewalks are thirty years old and, over time, some areas have aged and moved.

In eight yellow-marked sidewalk sections there is a significant elevation difference and thus a possible safety hazard.  We will, therefore, be repairing those portions of sidewalk this month.

As stated in the CC&Rs and our Rules, homeowners are responsible for sidewalk repair if the sidewalk is damaged by roots from their trees or other homeowner action. For these sidewalk sections if the problem is caused by homeowner vegetation, the HOA will bill homeowners for half of the sidewalk repair cost rather than the full cost.  If the sidewalks were buckled by heat expansion, or are in a Common Area, the HOA will pay for the entire repair.  All homeowners with damaged sidewalks in front of their house have now been contacted by email.

(See Highlights of June Board meeting for a change in this policy; SMVE HOA will generally not charge homeowners for sidewalk repairs resulting from tree root damage.)
